• Improve the Site, prevent fraud, and maintain security
• Comply with legal obligations

SMS and Phone Numbers

If you provide a mobile phone number, we use it to send transactional SMS messages related to account verification and two-factor authentication through Twilio Verify. Message frequency varies based on your account activity (typically only when you sign up or log in). Message and data rates may apply.

Marketing SMS (Thatcher Brothers Updates)

If you separately opt in, we may send recurring marketing and account-update texts about communities, lot availability, and services (up to 4 messages per month). Opt-in is optional and available during signup (unchecked by default) or from your dashboard profile. We store your opt-in status, timestamps, and an audit log of consent changes. Children

The Site is not directed to children under 13, and we do not knowingly collect personal information from children under 13.
